Zones allowed

Any zone that allows single-family and multi-family uses.

Lot Restrictions

Site Coverage: Maximum site coverage requirements of the underlying zoning district. Exception: ADUs 850 square feet or less are not subject to the maximum site coverage requirements of the underlying zoning district.

Minimum Lot Size

None

Min/Max ADU Size

1,200 square feet

ADU Building Height

New construction: Two stories or 25 feet.
Conversion of existing floor area: Same as zoning district.

Setbacks

New construction or additions attached or detached: 4 ft minimum interior side yard and rear yard setbacks. Front setbacks are the same as those required by the underlying zoning district.

Parking Requirements

None required for new ADUs.

Replacement parking is required for a new ADU in a multifamily setting that displaces required parking.

Owner Occupancy

Not required.

Sample fees from recent permits

826 SF manufactured ADU: Total fees $4,450. *Fees are specific to each project and will vary; these are provided as examples only. Fees are revised regularly.
** ADUs over 850 square feet are subject to Development Impact Fees.

Other requirements

Deed restriction regarding no sale of ADU or use as vacation rental.
Design must be consistent with Citywide Design Guidelines and compatible with primary dwelling unit(s).

Process

Ministerial review for compliance with land use code standards shall be completed within 60 days of submittal of a complete application to the building division.

Exceptions

Building permit applications for an ADU submitted with a proposed single-family dwelling may be longer if concurrent with action on single-family dwelling permit.
