Zones allowed

Any residential.

Lot Restrictions

800 sf ADU allowed regardless of lot coverage limitations.

Minimum Lot Size

None.

Min/Max ADU Size

Minimum: None.

Maximum: 850 sf for studio or one bedroom; 1,000 sf for two or more bedrooms.

ADU Building Height

Detached: 16 feet, or 25 feet if built above garage.
Attached: Same as that of primary dwelling.

Setbacks

Attached: Same front setback as primary dwelling, 4-foot setback from side and rear property lines.
Detached: 4 foot side and rear yard setbacks and cannot be located with a required front yard setback.
6 foot separation from other accessory structures and the main dwelling unit are also required.

Parking Requirements

One off-street parking space, allowed in driveway or in tandem.

Owner Occupancy

Not required.

Sample fees from recent permits

450 sf garage converted to ADU: Total: $419.57, School fees exempt under 500 SF.
840 sf new detached ADU: Total: $2,990.70 (Town), School Fees: $1,183.20

Other requirements

Cannot be used as a short-term rental (terms of less than 30 days).

Process

ADUs are processed through a building permit within 60 days of a complete application. Planning reviews the building permit plans and submittal information for compliance with the Zoning Ordinance requirements for ADUs. ADUs are required to be architecturally compatible with the main house and to include privacy features, when they have the potential to impact residences on adjacent parcel(s).
