Zones allowed

Agricultural, Single-Family Residential, Mixed Residential, Old Town Historic, Master Planned Residential, and Planned Development.

Lot Restrictions
Minimum Lot Size

No minimum lot size.

Min/Max ADU Size

The maximum size of a detached or attached ADU is 850 square feet, or if the accessory dwelling unit provides more than one bedroom, 1,000 square feet.
JADUs: Maximum of 500 square feet.

ADU Building Height

Detached: Detached ADUs are generally limited to 16 feet. If an ADU is built on a lot within one-half mile of a major transit stop or a high quality transit corridor it may be built up to 18 feet, or up to 20 feet to align the roof pitches of the ADU and the primary dwelling unit. A detached ADU may be built up to 18 feet if it is created on a lot with an existing or proposed multifamily dwelling unit with more than one story.
Attached: Attached ADUs are limited to 25 feet, or the height limit of the underlying zoning.

Setbacks

Detached and Attached: 4’ side and rear setbacks. Front setbacks are dictated by underlying zoning, or 20’; however, there are no setback requirements for an existing living area or accessory structure that is converted into an ADU.

Parking Requirements

One screened off-street parking space per ADU. Existing parking such as a garage, carport, or covered parking structure that is demolished in conjunction with construction of an ADU, shall be replaced in any configuration on the lot, including, but not limited to, covered, uncovered or tandem spaces, or mechanical parking lifts.

Owner Occupancy

Required, but will not apply up to January 1, 2025.

Other requirements

“Notice of Restrictions: Occupancy, Sale and Rental” must be signed by the owner prior to issuance of building permit to acknowledge requirements in Section 17.116.030(A)(3), (4), and (5).
ADUs not permitted in the Mobile Home Park Residential zoning district.

Ministerial approval meeting all requirements of Second Residential Unit Ordinance.
