Lot Restrictions

Allowed on lots developed with a single-family or multi-family residential use.

For Multi-Family Residential, an ADU(s) can be created within existing portions of the Multi-Family Residential structure that is not currently used as livable space (storage, carport, garage, etc.). However, one-story detached ADUs may be allowed on a Multi-Family Residential parcel provided such units comply with City development standards for one-story ADUs.

Min/Max ADU Size

Single-family lots <6,000 square feet:

  • One ADU up to 850 square feet, or one ADU up to 1,000 square feet if the ADU provides more than one bedroom; or
  • Two ADUs, the total combined square footage of which does not exceed 850 square feet. 

Single-family lots >6,000 square feet:

  • One ADU up to 1,200 square feet; or
  • Two ADUs, the total combined square footage of which cannot exceed 1,200 square feet. 

Attached ADUs:

  • The total floor area should not exceed 50% of the existing primary dwelling.

Multi-family lots:

  • No more than two detached ADUs may be allowed on a parcel developed with a Multi-Family Residential use; 
  • The number of ADUs permitted within the footprint of an existing Multi-Family Residential structure may be up to 25 percent of the number of existing units, or one unit, whichever is greater.
ADU Building Height

Detached: 25 feet and up to two-stories.

Attached: Same as that of primary dwelling.

Setbacks

4 foot side and rear yard setbacks for new construction; no setback required for conversion of an already-existing structure.

  • Sample ADU Building Permit Fee for 400 square foot unit: $1,193 (no impact fees are assessed for units under 750 sf)

  • Graduated fee schedule implementation, e.g.:
    • 2021: Only 60% of the fee is required ($8,906.11)
    • 2022: Only 80% of the fee is required ($11,874.81)
    • 2023 and beyond: 100% of the fee is required ($14,843.51)
